A modular house is fairly hard to tell apart from a site-built house once they’re fully constructed because it blends so well with it. Unlike what others think, a modular house doesn’t have generic designs. You can virtually have any floor plan that you like.
This idea takes its root in the early 19th century, wherein DIY kit homes were distributed by Sears Roebuck & Company. As technology and construction methods evolved, modular construction was developed. The difference of mods from traditional houses is that they’re built in a factory setting.

Different trades work on the house off-site while home builders do the ground works and foundation on-site. This parallel work approach allows faster and cost-efficient construction process.
After the modules are done, these are placed on a truck to deliver them on your site location. A temporary transportation frame is attached to the crane, so that each module can be lifted up and set on a fixed concrete foundation. The hinged roof is also lifted up during this time.
When that’s finished, on-site home builders are left to do the final touches to the modular home. Garages, porches, duct work, plumbing, wiring and air conditioning systems are installed. A final walk through is done before the final closing to address construction problems that are present.
How Much Do They Cost?
The price of modular homes will depend on different factors. Aside from the base price, which is the cost of the actual house only, you also have to consider expenses, such as contractors, additional structures (e.g. garage, decks and porches), heating, air conditioning and utility lines. You also have to add the cost of your property, if you still have to buy it.
So, before you go shopping, be sure to thoroughly discuss these things with the salesperson. Remember that you have to go into details so as not to be caught surprise by expenses that might pop up later and to know what you’re really getting.
Why is a factory-built home beneficial? Well, for one, they’re cost-efficient. You pay much less compared to buying other on-site homes because the savings that your manufacturer gets (from materials and labor) are passed on to you. Materials are protected from weather-related damages because of the controlled setting. Plus, manufacturers buy in bulks, which they can pay at lower prices.
