Baja Real Estate  -  Is the Ocean Really Bluer on the Other Side Of the Road?

Here in Baja, a lot can depend on which side of the road you live on - the size and layout of your home, the cost and amenities offered, and much more. Most of Baja's prime real estate lies along Highway 1 which hugs the Baja coast from Tijuana to Ensenada and beyond. There are beautiful homes and condominiums on both sides of the road, all with excellent ocean views, so how do you decide which side of the road you want to live on? Here are some of the differences you will encounter from the inland (east) side of the road to the oceanfront (west) side of the road.

The first factor to consider when choosing your Baja real estate is the ocean view and beach access that your home will have. On the east side of the road, most of these homes are built into the natural hills that rise up from the coast, giving you gorgeous, uninterrupted ocean views. However, you will definitely not have beach access on this side of the road. If you live on the west side of the road, you will probably have a beautiful ocean view, as long as another home or business does not block your view. Many homes and communities on this side of the road have direct beach access, but not all, so be sure to ask.

Another factor to consider is the size and price of the home you are looking for. While there is little variation in these factors from one side of the road to the other, there is a difference. Homes on the east side are often slightly larger than homes or condominiums on the west side, and due to their oceanfront location, homes on the west side tend to have slightly higher prices.

Rather than size, it is the style or layout of the home that is more likely to influence your opinion. On the east side, you will find more vertically built single family homes on medium to large lots. This means several interior levels, lots of stairs, and incredible ocean views from all parts of the home. On the west side, you will probably have a condominium with no lot or a villa with a very small lot. However, since most of these homes and condos are single story dwellings, you will have few or no stairs to deal with inside your home, and will most likely have elevator access to get to your condo if it is not on ground level.

If you have a vehicle, you need to consider the parking situation. Most homes on the inland side of the road have garages and/or private parking areas. Homes on the oceanfront side of the road most often have designated parking spaces in a parking garage or uncovered lot.

Another difference to consider is your tap water. Homes on the oceanfront side of the road are usually connected to CESPT, Baja California's public water system, while homes on the inland side usually have a well or tank that must be filled by delivery trucks. This brings the inconvenience of having to schedule deliveries, but if you have a large reserve tank, you may have very few deliveries to schedule. Water delivery tends to cost a little bit more than CESPT, but since both costs are greatly less than water costs in the U.S., you probably won't notice the difference.

The final consideration revolves around living in a fraccionamiento or a condo regime. On the east side of the road, most homes are in fraccionamientos, or regular neighborhoods. In a fraccionamiento, the government is responsible for all utilities and public works. On the west side, you will encounter mostly condo regimes, where owners and/or the Home Owners' Association (HOA) will be responsible for repair and upkeep of the neighborhood's roads and utility lines.

Along with utilities and public works, you will also find variations in costs and amenities. Fraccionamientos usually have much lower neighborhood dues or security fees, but you are not likely to have amenities or any other special offerings in your community. In a condo regime, you will pay higher dues to your HOA, but you will most likely have a wide range of amenities available to you, ranging from pools and spas to gyms and parks. As every neighborhood on both sides of the road has its own costs and services, you will want to check them out individually before making your decision.

As you can see, there are a wide range of differences and benefits between homes on the oceanfront and inland sides of the road here in Baja.
