Buying that dream home may be something that you see as unachievable. These checklists are great for the new shopper and will save you time and money.

Hire a professional inspector to do an inspection on the home you looking to buy. Even thought it will cost you to hire someone to do this, do not try to get a relative or friend to do this for you since you will have little recourse if something should be missed during the inspection it self.

TIP 3! Determine how often you will be spending time in your vacation home, if you want to buy vacation real estate. If you are planning on renting it out, as well, calculate when you will rent and how much you are going to charge for rent.

Spotting any potential problems or needed repairs on a property can be a lot easier if you bring an experienced contractor with you when you look at a house. A good contractor with experience in rehabbing houses will be able to spot any hidden flaws or problems that you might miss.

Now is the best time to buy a home because of interest rates. The mortgage rates are at an all time low and you should take advantage of this. These rates will rise in the months ahead. You should buy a home now to avoid paying higher interest rates later on.

TIP 4! Make sure you are a in a good place financially to afford a down payment and monthly mortgage payments before buying a home. It may be tempting to get out of the place you live in now, but if your job isn't stable, or your income fluctuates so much that you will struggle with monthly payments, you could find yourself in over your head with your new home purchase later.

Choose the best time to view a house. While most people wait until the 'open house', normally on a Saturday or Sunday, in reality you can request to see the house at any time. Choose a day in the middle of the week when the sellers aren't there. The realtor will be happy to show you the house, and this way you aren't looking at the same time as lots of other people. If you decide to make an offer on the house, you can be sure that you are the only one.
