Your home HVAC unit is an expensive and important investment. You want it to run efficiently, quietly and for many years. To get the most out of your HVAC, follow these simple steps that will help you avoid expensive repairs or even replacement.
MAINTENANCE
Your HVAC unit needs regular maintenance. Much of the maintenance can be done by you.
• Check the filters regularly and replace them if they are dirty.
• Keep the outside unit clean. You can vacuum the unit using a vacuum cleaner attachment with a brush on the end of it.
• Make sure that the unit is not surrounded by leaves, bushes or debris. The unit will function more efficiently if it has clear access to outdoor air.
• Keep pets away from the unit. Pet urine can cause very expensive repairs.
• Have a local service come to inspect and service the unit twice a year. It is also a good idea to have the duct work inspected and cleaned once a year. Your local air conditioning and heating businesses can do this.
REPAIRS
Often times a small problem can become a big one if it is not addressed right away. Any malfunctioning parts can cause stress on other parts and result in expensive repairs that could have been avoided. Here are some of the warning signs that a problem could exist:
• Loud HVAC fan
• Leaks in the condensate lines or drain pans
• Diminished heating or cooling capabilities
• Outdoor freezing up of the unit
• Freon leaks-your unit should never need Freon added to it. If you need to have Freon added, it is likely that you have an expensive leak somewhere and it needs to be repaired immediately
If you notice any of these problems or others not listed here, call your HVAC service immediately to prevent more damage to your unit.
EFFICIENCY
Keep your unit running at peak efficiency by following these simple steps:
• Close drapes or blinds against the sun. Sun baking through a window causes a room to heat up quickly and your unit to work harder and this can cause damage to the mechanism.
• Don’t put heat-creating items below the thermostat. Lamps and electronics give off heat. The heat is translated to the thermostat and your unit may be running more than it has to.
• Turn the temperature up (for air conditioning) and down (for heating) when you are going to be away from home for some time. Programmable thermostats can help with this
• Keep all vents clean and unobstructed.
• Don’t turn your thermostat up or down more than 2 degrees at a time. It takes time for your unit to heat and cool the house, so give it some time to work before re-adjusting the thermostat.
• Contrary to popular belief, closing the doors to unused rooms does not cut down on energy expense. Free airflow through the house is the best way to maintain efficiency.
