What I Had to Do In the Planning Stages Of My Home Development

We've now maneuvered our way through the purchase of the property. It is known now if there are any liens, encumbrance or special articles that will encumber our development of the property. These are important because some cities and counties will restrict what can be built on properties. At this time it is known if there is any weed abatement issues (this is required in many cities), who provides water sewage and electrical and the cost of each. So after the completion of all of this a clear title to the land is provided, and this is important as no one will loan money on a cloudy title.

Now to do that project you wish to develop, and just how do you go about it? Can you take that drawing you drew on a napkin, and just go to a builder and build? The simple answer is no, it's a long and involved process to build legally anywhere in the United States. The pathway for building approval is a process that varies in cities, counties and states. Some are quite easy others are quite convoluted and complex.

We chose to use the services of the civil engineer P. E.( PE means professional engineer and can only be used by those that have passed the minimum standard of knowledge and demonstrated it). If you're dealing at a local level most civil engineers are familiar with the inspectors both in plan check, fire check, health and safety, and all other department at the planning approval process goes through. The civil engineer who we use shepherded our project through all phases of the planning approval up to and including pulling building permit. So not only did they do the plans, and calculations but they made sure we were able to build. The expense was reasonable at $3.50 a foot is also included a perk test and the soil engineer report.

As plans are going through the planning stage, and if the property cannot have a sewage hookup, a soil test for a septic system can be performed. This is called a perk test; this is short for a percolation test (the amount of time a set amount of water percolates through soil at a set depth). A series of trenches that are five to 10 feet deep (they need to go through the hard cap). The hard cap is where the soil is compacted and below tillable soil, it is one to 3 feet below the surface and one to 3 feet thick. It is made of compacted clay, rocks, and soil that water is sometime cannot percolated through.

At the same time as the perk test is done, a soil engineer will take multiple samples at varying depths in the trenches. These samples will be analyzed for content compact ability and physical makeup in a laboratory. The report will be filed for the condition of the soil with recommendations prior to the foundation being built. This is to ensure that the foundation can be supported by the soil. Many times you will have to excavate the soil where the foundation is to be built, relay it, and compact it so the foundation can support the structure

If the property is in a rural area most likely it will not have sewage hookups. In which case it will have a septic system, and this is a way to deal with organic waste. Simply put the organic waste is drained from the house into a holding tank out 1000 to 1500 gallons capacity. In the tank bacteria will digest and compact the solid waste and the liquid effluent will be spread out through a leach line. This liquid effluent is mainly water; it is then further treated as it spreads through the leach line to the soil as it soaks down. The solid waste will periodically need to be taken out of the tank by a septic removal company and disposed of. In our case with two individuals and a 1500 gallon tank will most likely not need to be cleaned in 15 years. You do need to add some type of bacteria to your septic tank every month; there are multiple brands that you can use.

So in conclusion the property has a free and clear title, you know what taxes and encumbrance will be placed on the property each year. You will decide who will design and shepherd your property through planning and permits. You will know if you have to have a septic system and have a soil report done at the same time
