Make Sure Your 12x16 Shed Plans Have These Two Construction Details

When it comes to shed sizes, 12x16 is a very large shed. With a shed this size you can store everything from a broom to several4 wheelers. Before you order 12x16 shed plans there are some things you need to consider to make sure you end up with a shed that serves all your needs. These include picking the proper floor construction and wall height. These construction details will be on most quality 12x16 shed plans.

12x16 Shed Floor Construction

Because a 12x16 shed is large enough to have a 8’ wide roll up garage door it is often built to store large powered equipment like 4 wheelers, riding lawn mowers, motor cycles and snowmobiles. When storing these types of vehicles it is important to build a shed floor that is stronger than the regular framed shed floor. This is done by either building the 12x16 shed on a concrete slab or beefing up the skid foundation and building the floor with 2x6 treated lumber.

A concrete slab is pretty straight forward to build, just remember to prepare the ground under the slab by installing compacted fill like crushed gravel or road base before pouring the concrete. This will provide a stable base that does not hold water which will provide a longer life for your shed floor.

If you want to frame the floor to hold heavier equipment you will need to frame the foundation using wood skid boards spaced 16” apart. The floor also needs to be beefed up by building it from 2x6 treated lumber. This is often installed with a ¼” gap between the boards so water can drain through the floor boards.

12x16 Shed Wall Heights

Larger sheds usually have wall heights similar to a residential home. When building a shed I always recommend that the walls be slightly shorter so that the 8'-0" T1-11 siding can go from the top plate down to the bottom plate and overhang at least an inch and a half below the floor level. This keeps the water from running down the wall and into the shed. If regular 92 5/8” framing studs are use then the wall height will be 8’-1” which necessitates the use of a strip of siding at the top. You will then need to install backing behind the joint and a flashing over the joint. This extra work and materials can be avoided if the shed walls are built at 7’-7” tall.

The second reason you might find 7’-7” wall heights on a 12x16 shed plan is that it allows a regular pre-hung door to be installed on any wall of the shed. The 2x6 door header fits perfectly between the top of the door rough opening and the bottom of the walls double top plate when you have a door rough opening of 6’-10 ½”. This is the most common door rough opening height.

A good set of 12x16 storage shed plans cost a bit more than smaller shed plans and so does the shed. So before making the investment in shed plans, and ultimately the shed, make sure that your shed plans include construction drawings for a stronger floor and the proper wall height.
