How to Handle Bad Tenants In London

Landlords face problems every single day. Sometimes they are from the regular variety, and sometimes can be even very serious. Being a good landlord means to be able to handle every difficulty on the way and managing to fix it without counting big losses and braking your nerves over it. But sometimes even the best landlord makes big mistakes. Such mistake can be giving your property to bad tenants. It happens sometimes, because even if the tenant has a perfect background and credit checks, you never know what kind of person he or she can be. The important part is to be able to fix this mistake without making more and dealing with the problem in a calm, well-balanced manner. Otherwise the problem could get even bigger and you can end up being the guilty one. So, lets see how to handle bad tenants in a peaceful way.

Abide with the eviction laws. If you've decided that you're tired and no longer want to put up with your bad tenant's behaviour, remember that if you want to evict them, you'll have to follow the legal procedures in order to do it. You can't just march in there and tell them to pack up their things. You'll have to inform them first. The usual eviction notice must be given to them a month before the actual date when you want them to move out.

Written notice. If you want to evict your bad tenants, remember to always send them a written notice. Never rely on the simple word. Everything will have to be official and done the proper way. Otherwise you may end up being the wrong one for trying to illegally evict your tenants. After all, the tenant is the client in this relationship, and there are many government agencies that exist only to protect their rights. This is why you should remember the official communication.

Strong lease agreement. This is the first and most important tip I can give you. Your lease agreement must be very thorough and every rule you have has to be properly explained and underlined. Every country has different rules about what can and can't a lease agreement contain, but the basic rules are the same. This is why you should include and bold your rules about cleanliness, late rental payment penalties, criminal activities, owning pets in the property, property maintenance, the noise, and every other basic rule you have about your apartment. Add also an independent inventory report London, and your lease agreement will be unbreakable. If the tenants sign it this means that they agree with the conditions. If they brake some of the rules, you'll have the full right to protect your interests.

Offer a deal. It's always better to do things in a peaceful manner. If your tenants are being irresponsible to the property you own and you're tired of it, you should try to sit down and talk to them calmly. Offer them a deal. If they vacate your property in a week or so and pay all the damage they've done, you'll promise to not press charges against them and let them leave. If they still won't agree to your terms, just tell them that you'll send an eviction notice and press charges against them. This kind of things usually shows in their credit reports and if they care about them staying clean, they should agree to leave.

Protect your property. When you're giving your property for rent, it's important to be sure that everything there is working properly and is answering to the minimum standard of living. This means that your appliances and furniture must be functional and without any problems. If you're not sure that your property answers to these rules, you should consider hiring a company that offers inventory services London. They can look around your property and tell you what needs to be done to answer these expectations. This way your bad tenants can't revenge you and file a complaint that your property is badly maintained and your business is illegal.

It's never pleasant or easy to handle bad tenants, but sometimes it has to be done. It's your right as a landlord to do everything possible to protect your property, because it's your way of making a living. Just remember to treat every tenant equally and be fair when you make a decision to evict someone.
