Are you looking to invest in a modular home? Well for starters, know that it was a good choice. These homes are so much easier to build as compared to traditional on-site homes and they are built faster too. No delays due to weather conditions; loss or damage of building material and tools due to theft and vandalism. They are of much better quality also and are more energy efficient also.

In this article, we will take you through the process of actually acquiring such a home and you will see how seamless and easy it is.

1. Selection of Site:

The first step entails the selection of a site for your new home. Your builder will help you locate a site based on your requirements like lifestyle, budget, etc.

2. Inspection of Site:

This step entails making sure that the site is suitable for the construction of your home. The builder will also determine whether the site is suitable for adding any extra amenities to the house, e.g. wells, garages, decks, sidewalks, etc. Any imminent problems like flood plains and required easements can be identified and addressed at this stage. Compliance of local codes is also ensured at this time.

3. Testing:

After the initial construction is complete, the builder will move your home to a separate testing area. After utilities are connected, the builder’s quality inspectors will check each and every system and appliance in the house. Windows, doors and fixtures will also be checked along with gas and water lines, drains, electrical system and the duct system.

4. Transportation:

A professional driver will deliver your home to the site you picked and placement will be done properly. This is the most crucial step.

5. Installation of the home:

Once the foundation is completed and your home is delivered to the site, your builder will supervise the process of securing the house to the foundation. The builder will ensue that the home meets and maybe even exceeds all necessary regulations of the locality.

6. Preparation of the home:

After securing the home to its foundation, the final construction phase begins. The leveling of the home and securing of all systems is done by surpassing even the manufacturer’s own specifications. This step will determine how safe and durable your home is.

7. Internal Inspection:

Now the builder’s inspector will check the home’s exterior and interior including roof, chimney, windows and fixtures. The home will also be cleaned of any debris before handing it over to you.

8. Final Inspection:

A technician who is from an independent party will inspect the home for you from all respects and makes sure you are 100% satisfied.

9. Moving In:

Once you seal the deal with the mortgage company, a certificate of occupancy will be provided to you. There begins your dream of having your own home.
