What Are The Advantages Of Constructing A Modular Home

One of the services that I offer my clients is to find the most economical way to build a project. In the first few years that I had my consulting business I have had a lot of clients that have asked what I thought about Modular homes. In other cases I had to inspect modular homes because there were issues with them, so I think today I will do an article on modular homes.

When modular homes first came on the market I did some research on them because I was thinking about getting a franchise for a modular home from one of the modular home companies. While doing the research I found that although some of the modular companies were less expensive for the same model unit, their units where inferior to the higher cost units.

The reason that I wanted to get into the modular business in the first place was because I thought that modular units would be more cost effective to build, but I found that their costs for the most part were comparable to stick building, which surprised me.

The good part about a modular home is that the construction of the house is in a building therefore the house is built in a controlled environment, the house is built inside. The walls are all constructed with the sheathing not only mechanically fastened but also glued, because it has to be transported to the job over the road. The roof shingles are installed and in some cases the roof is on hinges so that it can be pulled up when it is set on site. This is to make sure the house is not too high to get under bridges and wires over the roads that it has to travel to get to the building site.

Some of the houses come with most of the siding on or you can get them without the siding and you can install the siding yourself.

If you want a house that you can be living in within two months a modular home is something you should be looking at. The only thing you have to do is install a foundation per the specifications of the Modular home manufacturer. The foundation has to be installed square level and the walls plumb.

One of the items that should be taken into consideration is the roads that access the land that the modular home will be installed on. Another issue that you may run into is the topography of the building lot. Are there steep grades that you have to bring the building in on? Can you set up a crane on the land?

Even if you have problems with grades and minimum room on the site you can always have the modular home slid onto the foundation if you leave pockets in the foundation for rails to go through.

So all in all my view on modular homes is that they are as good as or better than a stick built house for standard homes, but if you would like a home that is complicated it is better to stick build a complicated layout . A modular home is quick to install, rather than having to wait for 6 to 8 months for a contractor to stick build your house.
