It can certainly be helpful to have a real estate agent but it can cost you quite a bit of money to have one and that could be money that you cannot afford to spend. Getting your home appraised is something very important in the home selling process. This process allows you to have a fair valuation of what your home is worth and how much it can sell for. Once you have an idea of how much your home is worth you can plan accordingly.
Never set the price for your home too high or you may not be able to sell it at all. Better to set it a bit low and then have people put in bids for the home and then raise the price after that. It’s certainly better than having the house on the market for too long, have the listing go stale and then have to sell the house at a much lower price than you otherwise would’ve been able to fetch had you started with a lower price.
2. How to sell your home step 2 – Clean out your house and make it look at its best
After you have had your home appraised you want to show it off to people but before you can do that you will have to do two important things. One is to clean it up and make it look good for prospective buyers. It’s a smart thing to do because you may find that it can add a few thousand dollars to the price tag. Make sure the lawn is mowed properly and make sure that the hedges have been trimmed. Make sure these basics are done to perfection and you will be thankful
3. How to sell your home step 3 – Get your home inspected for faults
This is not the most fun thing to do but it can certainly save you some headaches in the future. You want to hire your very own inspector to make sure that everything is in order with the house. That means the plumbing, the foundation, the basement, and any problems will be reported to you. You will then have to decide whether you have these things fixed or whether you will lower the price based on the faults being present. You will also have an idea of the things you have to disclose to the buyer when selling the property and you should check exactly what you need to disclose depending on the laws of your country or state. Don’t say any more than you have to and once you have said what is necessary, keep your mouth shut!
4. How to sell your home step 4 – List your house
This is the part where you list your house for sale on the internet. There are many websites where you can do this and people looking for properties in your area will simply go online and they will be able to view your house. Include some flattering pictures of your home. You can probably do this part before all of the other ones if you want but the previous ones are still important. People will not make an offer for your home if they do not know it is available so this part in my opinion is the most crucial!
